Full in August,
empty from November to March

Casa Roble is an eight-room rural hotel in Gredos. Booking took 18% of every reservation, winter was a desert and no foreign guest could find it. This is how the low season filled up.

“I want direct bookings and to reach foreign travellers. In winter nobody comes.”

The challenge

Low season, commissions and no visibility outside Spain

Casa Roble ran from long weekend to long weekend. With no booking-enabled website, no English content and no campaigns beyond Madrid, three rooms closed every winter and the margin went to commissions.

  • 22% occupancy from November to March
  • Total dependence on Booking and Madrid weekend breaks
  • Spanish-only website, no booking engine, no SEO

casaroble.gredos 7:40 on a Tuesday in January. Nobody in the valley, coffee on the terrace and the mist rising. Winter in Gredos is this. Book direct with breakfast included.

casaroble.gredos Breakfast does not come off a hotel tray: Candeleda cheese, valley honey and village bread. Julián brings it every morning at eight.

casaroble.gredos Wood-fired hot tub at -2 °C with snow on the peaks. It is the first thing guests from France and Germany ask about. Now it is on the website in their language.

Behind the house

An 1890 farmhouse
and a season that no longer closes

Beatriz restored her grandparents' house in 2016. This winter no room closed: a third of guests came from outside Spain and almost two in three booked without intermediaries.

Frequently asked

What other accommodations ask

How do I increase my hotel's occupancy in low season?

With a concrete low-season offer, a landing that explains it and two channels: email to past guests and local or country campaigns to people searching for that kind of break. Casa Roble went from 22% to 63% winter occupancy.

How do I attract foreign travellers to my accommodation without portals?

A website and content in the traveller's language plus geo campaigns in their home countries. A blog in English and French about the area ranks the property on Google before the traveller ever reaches Booking.

How do I reduce booking platform commissions?

Guarantee the best price on your own site, always link to it from social and Google, and build a guest base by email. Casa Roble keeps Booking for discovery, but 64% of reservations now come in direct.
